Senior Contracts Manager – Residential Developments (Dublin)

Salary: €90,000 – €100,000+ (DOE)
Hours: Monday–Friday, 7:00am–5:00pm
Location: Dublin

We are recruiting on behalf of our client for an experienced Senior Contracts Manager to oversee large-scale residential development projects across Dublin. This is a senior strategic role suited to a professional with deep experience in housing developments, strong commercial awareness, and proven ability to manage multiple live sites to a high standard.

The Role

As Senior Contracts Manager, you will take responsibility for the delivery of multiple residential projects–from planning and mobilisation through to handover. You will lead site teams, manage subcontractors, ensure all work meets regulatory and quality standards, and uphold project timelines and budgets.

This role requires excellent leadership, technical knowledge of residential construction, and the ability to drive projects forward efficiently and safely.

Key Responsibilities

• Oversee multiple residential developments simultaneously
• Lead and manage Site Managers, Engineers, and subcontractors
• Ensure full compliance with health & safety and building regulations
• Review and monitor project programmes, budgets, and schedules
• Liaise with clients, design teams, and local authorities
• Ensure high-quality standards across all phases of construction
• Conduct regular site inspections and progress reviews
• Manage all contract documentation, variations, and commercial elements
• Identify and resolve any issues affecting programme or budget
• Deliver projects on time, within cost, and to the required quality

Requirements

• Minimum 8+ years‘ experience in construction, with strong residential background
• Previous experience as a Contracts Manager or Senior Project Manager
• Excellent understanding of residential site operations from groundwork to handover
• Strong leadership, communication, and problem-solving skills
• Ability to coordinate multiple developments at once
• Full, clean driving licence
