Maintenance Manager – Retail & Commercial Property
A busy retail and commercial property in Dublin are seeking an experienced Maintenance Manager. The ideal candidate will have a strong understanding of mechanical and electrical services, with expertise in operations and maintenance.
This role involves overseeing maintenance contracts, planned preventative maintenance (PPM), an in-house maintenance team, and external contractors. Experience in a similar setting, such as a shopping centre or major retail environment, would be an advantage.
In addition, the successful candidate will be responsible for health & safety management and liaising with tenants regarding their maintenance obligations.
Key Responsibilities:
- Ensure effective and efficient maintenance of all plant and machinery.
- Manage an in-house maintenance team, assign tasks, and monitor performance.
- Oversee external maintenance contractors for mechanical, electrical, and general upkeep.
- Maintain and update the PPM planner for all contractors and maintenance staff via the CMMS.
- Manage the procurement and tendering process for maintenance contracts and works to ensure cost efficiency.
- Monitor and maintain stock levels of consumable items and spare parts.
- Ensure all work is carried out in line with health & safety regulations.
- Keep the site asset register updated, tagging all plant equipment.
- Maintain the fire safety register for maintenance-related elements.
- Retain and update all site drawings, including cabling, ducting, and plumbing layouts.
- Maintain cleanliness and organization in workshops, plant rooms, and storage areas.
- Monitor and control utility consumption and costs through the Building Management System (BMS).
- Ensure tenants fulfill their maintenance obligations as outlined in lease agreements.
Qualifications & Experience:
- Degree in Building Services Engineering or City & Guilds Electrical Testing and Verification.
- Several years of hands-on experience in a relevant environment, such as a large commercial building or retail complex.
- Strong knowledge of systems typically found in large-scale properties.
- A health & safety qualification would be advantageous.
- Experience in operating and managing BMS and CMMS.
- Results-driven with a proactive approach to challenges.
- Flexibility to work outside standard business hours when required.
